Newman-Dailey Names Top Sales Producers for First Quarter 2012

Broker Associate Mark DeSalvo, was recently honored as the Top Sales Agent for Newman-Dailey’s Real Estate Division for the first quarter of 2012.

Newman-Dailey Resort Properties Real Estate Team Gears Up for Spring

MIRAMAR BEACH, Fla.--March 22, 2012-- The real estate team at Newman-Dailey Resort Properties is gearing up for the spring season with renewed optimism for significant market recovery along Northwest Florida's Gulf Coast. Sales of previously occupied homes are at their highest level since May 2010 according to a national report.  Furthermore, Newman-Dailey's sales team reports that inquiries for Destin and South Walton properties have increased greatly over the last six months.

"After many months of declining home sales and values, the latest data is trending toward a strong recovery for real estate in Destin and South Walton," said Jeanne Dailey, president of Newman-Dailey Resort Properties.

According to the Emerald Coast Association of Realtors (ECAR) in 2011, total property sales along the Emerald Coast increased 24 percent over 2010. Sales of townhomes and condos gained the highest increase, ending the year at 32 percent above the previous year. Sales of single family homes experienced more modest growth at 18 percent over 2010. For January alone, ECAR reported that townhome and condo sales grew more than 30 percent during the same period last year.

"Inventory is dwindling as the properties priced lowest garner sales while overpriced properties remain stagnant," said Newman-Dailey Realtor Kerry McNulty (aka TheWiredAgent.com). 

In January, inventory decreased for both single family homes (16%) and townhomes/condos (26.5%) according to ECAR.

"What is particularly interesting is that real estate closings are on the increase while the price per square foot is still falling," said McNulty.

In the last six months, the price per square foot has come down as much as $6 to $12 in some cases. In January 2012, the price per square foot dropped from $169 to $155 and from $158 to $149 in February, providing buyers with more for their money. 

" The market is definitely hot for buyers," commented Newman-Dailey Agent Mark DeSalvo. "For those waiting for the market to hit bottom, the bottom is here. As a sign of the times, we're finding fewer foreclosures."

"The only thing that has been holding back the market is the bank-owned real estate market, which has been a thorn in the marketplace for sellers attempting to get a fair price," commented Newman-Dailey Realtor Diane Green.

I
n Destin and South Walton, 219 single family and 188 condominium bank-owned properties were sold in 2011. Although these figures averaged 16 percent of all sales combined for the region, the bank-owned homes coupled  with the “short sales” equated to 45 percent of real estate sales in 2011.

"Buyers looking for a deal may still be able to find one. An influx of more short sales and bank owned properties could be thrown into the equation due to three-year and five-year ARM programs that were popular back in mid- to late-2000 that are maturing soon," continued Green.

Sales are also being fueled by the continuation of low mortgage rates. Fixed-rate mortgages are at or near 60 year lows, helping to drive record high homebuyer affordability. The 30-year fixed-rate recently averaged a record low of 3.88 percent.

"With mortgage rates and property prices at their lowest in years, and rental rates and rental occupancy as high as ever, we're optimistic for a strong 2012 season," said Newman-Dailey Agent James Duren. "All these things combined make the Emerald Coast a good investment with great potential for appreciation as the supply of homes for sale shrinks."

Jerry Bielawski Earns 2011 Top Honors

DESTIN, Fla. (Jan. 20, 2012) – Jerry Bielawski earned the "2011 Top Producer Award" by Newman-Dailey Resort Properties Real Estate Division. The annual award recognizes the real estate agent who lists and sells the
largest volume of properties within the calendar year.

Bielawski achieved top listings and sales for December 2011 and top sales for the fourth quarter, which contributed to his overall achievement of the highest volume of sales and listings for the year.

Renee Broxson Hired as Hidden Dunes Tennis Director

Some athletes are practically born into their sport of choice, taking up a love for the game soon after walking or beginning school, while others become aware of their skills in their teens. But Hidden Dunes Beach and Tennis Resort’s new director of tennis, Renee Broxson, did not even realize she had a passion and an aptitude for professional tennis until her late twenties.

Broxson, originally from St. Louis, moved to Navarre in her early twenties and didn’t start playing tennis until she was 28. She soon discovered she was extremely adept at the sport and pursued her talent wholeheartedly. Four years later, her focus and hard work paid off when she was awarded a scholarship to play at the University of West Florida, where she spent four years perfecting her game and earning a degree in physical education. She stayed on with the school after graduation as an assistant coach for the UWF tennis squad.

Now, as of August 11, 2011, Broxson is the new director of tennis at Hidden Dunes Beach and Tennis Resort, replacing 26-year veteran tennis director Myke Loomis, whom Broxson has worked with as head professional of Hidden Dunes tennis for six years.

The owners and guests of the resort have come to expect a tradition of great tennis professionals and the best assistance both on and off the courts, and Newman-Dailey Resort Properties, the managing real estate company of Hidden Dunes, believes Broxson is the perfect replacement to uphold that tradition wonderfully.

“Everyone is sad to see Myke go,” says Jeanne Dailey, owner and co-founder of Newman-Dailey, “but this is a great opportunity for a fresh start and we know Renee will be perfect for the job. The Hidden Dunes owners and guests already know her very well, and many have personally reached out to us and recommended Renee for the position. She has such a love of people and is a great coach.”

This past spring, Broxson was awarded a spot in the University of West Florida Hall of Fame for her sportsmanship and leadership throughout her career as a tennis player and coach. She was also featured in the June 2011 issue of Tennis Life Magazine.

In addition to coaching the UWF team, Broxson worked as director of tennis at the Pensacola Country Club and head professional at WaterColor Resort in Santa Rosa Beach before coming on as Hidden Dunes’ head professional in May 2005.

Broxson is excited to be in charge of a tennis center whose comprehensive program “always meets expectations and often exceeds them.” Broxson says the tennis center will have an “unswerving focus on continued improvement” and will always focus on service first.

“I am as passionate about these goals as I was about learning how to play tennis at an older age,” Broxson says. “We have the right people on board; everyone is focused on service and continued improvement.”

 


Newman-Dailey opens new Hidden Dunes office

 Property owners and guests of Hidden Dunes Beach and Tennis Resort in Destin, Fla., will now be able to enjoy faster, quality service from their rental management company, Newman-Dailey Resort Properties, Inc. As of early May, the company is providing on-site services at its new Hidden Dunes office location.  

“When Newman-Dailey took over the management of Hidden Dunes, we were primarily based out of our main Miramar Beach office,” says Jeanne Dailey, co-founder and owner of Newman-Dailey Resort Properties, Inc. “The new office on-site will provide better service to our guests staying at Hidden Dunes. If they need us, we’ll be right there to take care of any problem right away.”

Hidden Dunes Beach and Tennis Resort has been providing visitors to the Emerald Coast with luxurious beachfront condominiums, grand villas and Carolina-style cottage rentals since its establishment in 1983. “We hope the new office will provide a friendly welcome center for all visitors to our hidden oasis,” Dailey says. “It gives owners, guests and potential renters the chance to stop in, say hello and get information about everything Hidden Dunes and Newman-Dailey have to offer.”
